Blair House starts at $1,405 for a 3 bedroom suite, $1,305 for a 4 bedroom suite and $1,255 for a 5 bedroom suite. No. Rez-One places many single students with other students based on gender orientation and makes its best effort to match personalities and lifestyles. Due to demand and limited availability, it is easier to secure a room as an individual than as a group.

At all Rez-One properties in Waterloo the utility fee is $120 per month for unlimited hydro, water, gas and internet. Internet is wired into every bedroom, with Hi-Speed Wi-Fi throughout the building. Laundry is not included and is pay per use. A personal mini-fridge in the unit is an additional $12 per month.

Yes. Residents can sublet while away for a semester. Rez-One provides the paperwork so it knows who will be staying in the unit. You continue to pay Rez-One directly and collect payment from your subletter directly.

Rez-One requires a last month's rent deposit and a $200 key deposit when you sign your lease. The remaining 11 months of rent are paid by pre-authorized payment or credit card, subject to a 3% administration fee.

For September 2027, Rez-One offers 3-year fixed term contracts, and residents can opt out every 12 months by informing Rez-One before the deadline in their agreement. Terms shorter than 12 months are not offered for September move-ins. For January 2027 move-ins, 8-month leases are available. All units are leased by the bedroom, whether you come as an individual student or with roommates.

Yes. Each tenant must have a Canadian guarantor to co-sign their lease. Guarantors must be 30 or older and show valid government ID. Each tenant must also provide a valid ID as well as student ID.

All leases are signed electronically through DocuSign. The leasing team provides your lease and next steps based on availability. To sign a lease, residents must be enrolled in post-secondary education and provide proof of enrollment.

Yes. Living rooms come with two couches and a table. Each kitchen has an energy efficient refrigerator, an extra freezer, an electric stove top range, a microwave oven and a dishwasher. Each bedroom has a double bed, a nightstand, a study table and a chair.

Each tenant is required to carry $1 million liability insurance, and content insurance is recommended. Tenants cannot set up their insurance until their unit is allocated.
